Drive by the properties you're interested in viewing
It's a good idea to take a look at the neighborhood and building of a property that you might want to rent BEFORE you see the inside. We ask that in your process of looking, please do not disturb the tenants of the apartment or building.
Set up a showing with us
Once you have decided on the property that you would like to see, make an appointment with our office for a showing of the property. Call (410-719-7199).
Apply for the property
If you are interested in reserving a property, please take a moment and fill out a rental application. When complete, simply print out the form and fax it to the attention of "Leasing Department" at (877-885-4377); or mail your application with the $35 non-refundable fee to:

a) All offers to rent must be made by written application. All applications must be complete & signed, while also accompanied by all fees and required deposits prior to consideration for approval. We accept $35 non-refundable fee in the form of check, cashier's check, money order or electronically by PayPal. To pay by PayPal, please click here.
b) All non-dependant adults (18 years or older) must complete a rental application, pay a non-refundable application fee of $35.00 and sign the lease.
c) Applicants are screened on a first-come, first qualified basis. At an Open House, all applications are considered given at the same time. These applications will be processed and the best application will be approved.
d) All applications must be accompanied by a copy of each applicant's driver's license and copies of the last 2 paystubs. If you are beginning a new job, please include a copy of your hire letter from your new employer. If self-employed, copy of Tax Return for the last year or 3 month's business bank statements are required.
e) Applications may be faxed. However, the original application and deposit must be received in the office within Forty-eight (48) hours to protect the priority of placement of the application.
f) Applicants are required to sign the lease within three (3) business days following the application approval notification or priority of placement will be forfeited.
g) Residents should obtain a Renter's Liability Insurance policy prior to move-in.
h) A property shall be considered available until the lease is signed by all the lessees and shall be understood to be under a "contingent contract" until such time.

j) If the move-in date is not on the first day of the month, then the partial month's rent will be prorated based on a daily rent of 1/30 of the total monthly rent. We pro-rate the second month, therefore at move-in, the first full month's rent is due in advance.
k) If there is more than one applicant in your group, all applications must be received together and completed before we will begin to process them.
DRS Sumner Companies, Inc. treats all personal information in a confidential manner based on the highest ethical standards. We will not share your personal data or information with any individual or organization without your prior authorization.
Rent the Property
Once your application is approved, you will sign a Rental Agreement and usually pay first month's rent and a security deposit. Payment must be made by either cashier's check or money order.
All of our apartments are unfurnished. They are wired for telephone service and have some phone jacks. However, we do not furnish or install phones or additional phone equipment. Most units are wired for subscription cable. Our apartments have basic floor plans.
Rental Qualifications
1. Application Fee: $ 35 per occupant over 18 (non-refundable) - Each applicant must fill out a separate application.
2. Credit Disclosure: Applicant is entitled to a copy of any credit information utilized in making the decision regarding an application. Agent will inform applicant how to obtain same, but will not furnish a copy. Rejections will be in writing with credit information contained in the notice.
3. Income Requirements:
A. All income considered must be verifiable. We reserve the right to require documentation including Tax Forms 1040, W-2 Statements, Schedule C, 1099, etc. B. Types Considered
1. Wages, Salaries, Dividends, Reported Tips from any lawful profession or occupation; 2. Alimony & Child Support 3. Social Services/SSI 4. Section 8/HOC 5. Annuities, Pensions
C. Only verifiable income from persons over the age of 18 years who sign the lease will be considered D. Co-signors may only be considered if qualified and related to the applicant. Co-signors may be used to help meet income requirements, but cannot be used to overcome credit problems. The applicant must meet 75% of the income requirement without the use of a co-signor before co-signor may be considered. E. Minimum Income Levels - Applicant’s gross monthly income must be three times the amount of the monthly rent. F. Self-Employment - Applicants must provide their most recent tax return or three months bank statements.
4. Rental Reference - Cause for denial
A. Damage claims in excess of 20% of the monthly rent charge or any unpaid damage claim: B. Any prior lease violations (i.e.: unauthorized pets or occupants, illegal activities) C. Subjective view of the prior landlord may be considered such as “tenant was very disagreeable”, “tenant was uncooperative”, “tenant could not get along with neighbors” or “there have been a lot of complaints” D. Prior rental experience is not required, but preference will be given to applicants who have favorable rental experience
5. Credit Rating- Cause for denial
A. Bankruptcy, Repossession, Foreclosure or Eviction within past 2 years. B. Unpaid Liens or Unsatisfied Judgments with any unpaid balance above $1,000 C. A Credit Rating of (60 to 120 days late) with any past due balance D. More than 3 Credit Ratings of (30-60 days late) or more than 2 Credit Rating of (60-90 days late) or (90-120 days late) in the past 2 years E. 3 Credit Ratings of (30-60 days late) or 2 Credit Ratings of (60-90 days late) will require two month’s Security Deposit. F. More than 1 suit for non-payment of rent in the past 12 months.
6. Employment Reference, if applicable:
A. Job security is essential B. Responsible work attitude is required, (as viewed by employer), as that may effect job security. Areas considered are tardiness, absence, ability to get along with co-workers
7. Order of Applicant Consideration:
A. Applications are processed upon receipt Monday through Saturday. B. The first application received which meets the criteria for approval will be accepted. C. Notice of acceptance will be given to applicant by phone. The property will remain available to other applicants until a deposit is received from an approved applicant and a lease is signed. D. A $300.00 holding deposit may be given to reserve a unit. If approved, the holding deposit will be credited to the security deposit of the rental. If denied, the holding deposit will be refunded. E. In the event of a delay in the processing of an application due to unavailable information, an applicant received later may be approved first. It shall be the responsibility of the applicant to be sure adequate information is provided to Agent to permit verification of all income and acquisition of rental reference.
8. Rental Policies:
A. Tenants will be required to perform minor maintenance, where permitted by law, all of which will be outlined in the lease. B. There is no requirement for occupants to be related. Applicants are considered equally without regard to race, color, religion, creed, national origin, sex familial status, physical or mental handicap or disability, source of income (where required), age, ancestry, sexual orientation, or the presence of children.
9. Occupancy Restriction (in the absence of a policy from the individual property owner):
A. Limit: 2 persons in any efficiency or one bedroom unit B. Limit: 1 persons in any bedroom under 100 square feet C. Limit: 2 persons in any bedroom under 120 square feet D. Rooms less than 70 square feet may not be occupied as bedrooms nor may any other room not meeting fire and safety regulations.
10. Conditions of Move-In:
A. Hours for lease signing are by appointment only . B. All utility and garbage accounts, where applicable must be transferred into the resident’s name as of the date of possession.
